The importance acquired by real-estate capital in the transformation of Tandil's urban space in last years has brought about diverse consequences: an increasing speculation in real estate; the appearance of new forms of habitat such as the gated communities; and the illegal takeover of housing complexes by the excluded population, among others. On the basis of the theoretical formulations of various authors belonging to the critical perspective, the article attempts to understand how real estate developers contribute to the creation of new social inequalities. To that efect, key informers were interviewed and diverse documentary sources were consulted.
