The multipurpose cadastre Lemmens (2010) promulgates the unpostponable need for the interoperability of real estate information and the application of methods and models that bring this census closer to faithfully characterize property reality, supported by contemporary technological advance. Although the 2D perspective of geographic and cadastral information has been the millenary support of these activities, the altimetric representation of real estate has become a debt that prevents the complete knowledge of the physical characteristics. For this reason, and with the help of digital photogrammetry, a methodological route is proposed for the acquisition of the physical qualities of a real estate property, roof, structure, main finishes, and facade, in a 3D visualization environment. This work outlines a methodology based on short-range photogrammetry in combination with the use of geographic information systems, developing the technical application of a 3D cadastre (Gené-Mola et al. 2020). The above finds correspondence with optimal qualities, such as positional and thematic accuracy, consistency, and completeness of spatial data that can be used in the formulation of public policies. The results show millimetric errors in the 3D reconstruction processes, which allows an optimal prior identification of the real estate to be surveyed.

research article that addresses an innovative strategy in the paradigm of multipurpose cadastre, from which it will be possible to perform the physical recognition of real estate, its registration in property records and 3D modeling; all the above using short-range photogrammetry and geographic information systems.
