This document is an analysis about the spatial distribution of the urban land values and the intensity in its use in Bogotá, for the period 1991-1995. When its annual real growth rate was 20.5 per cent with the posibility of the existence of spatial speculative behaviour. The fact that we emphasize is that in a systematic way, the higher land values don’t coincide with the higher intensity in its use (population densities).
