Si bien la perspectiva 2D de la información geográfica y catastral ha sido el soporte milenario de estas actividades, la representación altimétrica de los bienes inmuebles se ha convertido en una deuda que impide conocer en completitud las características físicas. Por ello, y con ayuda de la fotogrametría digital se propone una ruta metodológica para la adquisición de las cualidades físicas de un bien inmueble, cubierta, estructura, acabados principales y fachada, en un entorno de visualización 3D. En este trabajo, se demarca una metodología basada en la fotogrametría de corto alcance en combinación con el uso de sistemas de información geográfica, desarrollando la aplicación técnica de un catastro 3D (Gené-Mola et ál. 2020). Lo anterior encuentra correspondencia con cualidades óptimas, como la precisión posicional y temática, la consistencia y la completitud de los datos espaciales que pueden ser utilizados en la formulación de políticas públicas. Los resultados muestran errores milimétricos en los procesos de reconstrucción 3D, lo cual, permite una identificación previa óptima de los bienes inmuebles objeto de levantamiento.  Ideas destacadas:  artículo de investigación que aborda una estrategia innovadora en el paradigma del catastro multipropósito, a partir de la cual será posible realizar el reconocimiento físico de bienes inmuebles, su registro en fichas prediales y modelado en 3D; lo anterior a partir de fotogrametría de corto alcance y el uso de sistemas de información geográfica.]]></p></abstract>
<abstract abstract-type="short" xml:lang="en"><p><![CDATA[Abstract The multipurpose cadastre Lemmens (2010) promulgates the unpostponable need for the interoperability of real estate information and the application of methods and models that bring this census closer to faithfully characterize property reality, supported by contemporary technological advance. Although the 2D perspective of geographic and cadastral information has been the millenary support of these activities, the altimetric representation of real estate has become a debt that prevents the complete knowledge of the physical characteristics. For this reason, and with the help of digital photogrammetry, a methodological route is proposed for the acquisition of the physical qualities of a real estate property, roof, structure, main finishes, and facade, in a 3D visualization environment. This work outlines a methodology based on short-range photogrammetry in combination with the use of geographic information systems, developing the technical application of a 3D cadastre (Gené-Mola et al. 2020). The above finds correspondence with optimal qualities, such as positional and thematic accuracy, consistency, and completeness of spatial data that can be used in the formulation of public policies. The results show millimetric errors in the 3D reconstruction processes, which allows an optimal prior identification of the real estate to be surveyed. <abstract abstract-type="short" xml:lang="pt"><p><![CDATA[Resumo O cadastro multiúso Lemmens (2010) afirma a necessidade urgente da interoperabilidade da informação imobiliária e da aplicação de métodos e modelos que aproximem cada vez mais este censo como caracterização fiel da realidade imobiliária, apoiada por benefícios tecnológicos contemporâneos. Embora a perspectiva 2D da informação geográfica e cadastral tenha sido o suporte milenar para estas atividades, a representação altimétrica dos bens imóveis se tornou numa dívida que impede o conhecimento completo das características físicas. Por este motivo, e com a ajuda da fotogrametria digital, é proposto um percurso metodológico para a aquisição das qualidades físicas de uma propriedade imobiliária, telhado, estrutura, acabamentos principais e fachada, num ambiente de visualização 3D. Neste trabalho, é delineada uma metodologia baseada na fotogrametria de curto alcance em combinação com a utilização de sistemas de informação geográfica, desenvolvendo a aplicação técnica de um cadastro 3D (Gené-Mola et al. 2020). O exposto encontra correspondência com qualidades ideais, tais como precisão posicional e temática, consistência e integralidade de dados espaciais que podem ser utilizados na formulação de políticas públicas. Os resultados mostram erros milimétricos nos processos de reconstrução em 3D, o que permite uma pré-identificação ótima do imóvel a ser pesquisado.
